Visitor, work and investor residence
Cyprus has different routes for employment, visitors supported by overseas income and qualifying investors. Establish whether the proposed activity is permitted under the chosen category; a passive-income route should not be assumed to authorise local work.
Property and investment-based permissions have continuing conditions. Check family eligibility, absences and the distinction between an indefinite permission and the expiry of the physical residence card. Tax residence, non-dom status and citizenship are separate decisions.
Country facts to keep in view
- Residence routes
- Work / visitor / investor permitThe qualifying investor route gives indefinite residence, with ten-year adult cards and investment, income and absence conditions.
- Citizenship
- Usually 8 years; conditions applySeven cumulative years in the preceding ten plus the final twelve months. Greek language and other requirements apply.
- Healthcare
- GESY if eligible; otherwise privateRegister and confirm your eligibility, including permanent residence, employment or qualifying S1 status.
- Property ownership
- Non-EU buyers need permissionDistrict Administration permission and title checks apply; buying property does not by itself establish residence.
Location, housing and GESY access
Price the town and neighborhood you would use throughout the year. Rent, transport, summer cooling and school choice can make a national average unrepresentative of a particular household.
Check whether each family member qualifies for GESY and what registration is needed. If public access is not available, include appropriate private cover. An investor's immigration approval and health-service eligibility should be confirmed independently; ownership of a home alone is not enough.

Adjust the lifestyle budgetConfirm healthcare access before relying on it
Register and confirm your eligibility, including permanent residence, employment or qualifying S1 status. Public provision, insurance and out-of-pocket charges need separate checks. Obtain a quote for your age, medical history and required cover; the budget tool is an allowance rather than an insurance quotation.
Residence and citizenship are separate decisions
Seven cumulative years in the preceding ten plus the final twelve months. Greek language and other requirements apply. Check how your chosen permit counts towards any later application and what absences are allowed. Buying a property or paying an application fee is not an assurance that citizenship will follow.
Before leaving or returning to the UK
Review UK departure independently of the Cyprus residence test. Identify pensions and government-service payments under the UK–Cyprus convention before choosing withdrawals or requesting relief. An ISA or investment bond also needs its own Cyprus classification; non-dom status is not a blanket approval of every British wrapper.
US connections continue to matter
The US–Cyprus treaty separates private pensions and social-security provisions and includes a saving clause. Identify the particular IRA, Roth or 401(k) rather than assuming all US retirement accounts qualify alike. Non-US funds and investment contracts also need PFIC and classification review before purchase.
BRING THESE QUESTIONS
Make the conversation useful.
- Which Cyprus permission covers my activity and the family members moving with me?
- What healthcare access and housing costs would apply to my household in Cyprus?
- Which commitments should I delay until permission and healthcare are confirmed?
