Moving to Turkey: residence, healthcare and living costs

Understand the permission to stay and the household commitments behind a move to Turkey.

Turkey: international living and wealth planning

Residence, work and property-based routes

Turkey has different residence and work arrangements, with separate conditions for property-related applications and citizenship through eligible investment. Verify that the particular property, location and applicant meet the relevant requirements before paying a deposit.

An ordinary residence permit is not the same as citizenship, and ownership should not be treated as unrestricted permission to work. Check family eligibility, insurance, renewals and what happens if a qualifying investment is sold. Use independent legal advice for title and restrictions.

Housing, currency and healthcare access

Istanbul, Antalya and smaller towns have different housing, transport and service costs. Compare the neighbourhood and annual tenancy you would actually use, including energy, travel and any school commitments.

Budget in the currency used for your income as well as local spending, and allow for changes rather than assuming a favourable exchange rate will persist. Confirm public-health eligibility and the conditions for any SGK route before relying on it; obtain private-cover quotations where needed. Keep property purchase and immigration commitments separate from ordinary living costs.

Adjust the lifestyle budget

Confirm healthcare access before relying on it

Foreign residents may join the universal system after one year, subject to conditions; no UK reciprocal agreement. Public provision, insurance and out-of-pocket charges need separate checks. Obtain a quote for your age, medical history and required cover; the budget tool is an allowance rather than an insurance quotation.

Residence and citizenship are separate decisions

Ordinary naturalisation generally needs five years; qualifying investment routes include a $400,000 property with a three-year hold. Check how your chosen permit counts towards any later application and what absences are allowed. Buying a property or paying an application fee is not an assurance that citizenship will follow.

Before leaving or returning to the UK

Keep the UK departure analysis separate from the Turkish residence permit. Establish which tax year and treaty provisions apply to retained UK income. Record the paying body and payment form for each pension, rather than applying one foreign-pension label to the whole portfolio. UK wrapper relief does not determine the Turkish treatment of an ISA or its underlying investments.

Before a pension withdrawal, company distribution or investment sale, compare the transaction date with your intended residence dates. Ask providers about overseas access and any withholding or residence-certificate paperwork. A lower Turkish rate or exemption does not itself establish the overall result after UK rules.

US connections continue to matter

Keep a US workstream alongside the Turkish review. American citizens and people with continuing US tax residence may still have worldwide-income obligations even where a receipt is locally exempt. Examine traditional retirement accounts, Roth accounts and Social Security separately, with the applicable treaty and saving-clause provisions in view.

BES, a non-US investment fund or a foreign company is not automatically equivalent to a familiar US arrangement. Classification, reporting, foreign tax credits and any PFIC exposure require individual analysis before subscribing or transferring assets. In particular, a Turkish exemption may leave less foreign tax available for a US credit; local relief is not a promise of a lower combined bill.

BRING THESE QUESTIONS

Make the conversation useful.

  • Does the proposed Turkish route and property meet the current requirements for our household?
  • How would currency changes and our actual healthcare route affect a full-year Turkey budget?
  • Which commitments should I delay until permission and healthcare are confirmed?
